Property Details

Situated in the heart of the Strathglass valley, Carnoch Farm enjoys a peaceful position with stunning panoramic views. The land, which extends to approximately  100 acres largely comprises of pastureland and pretty amenity woodland extending down to the banks of the River Glass. In addition to the grazing ground there are a number of enclosed paddocks, a kitchen garden, orchard and rockery along with an extensive variety of mature trees and shrubs. The spacious 4-bedroom farmhouse and two-bedroom cottage benefit from a stunning river outlook and the newly constructed  semi-detached 3-bedroom cottage has uninterrupted views down the valley towards Glen Affric. The property also boasts a range of outbuildings including a rod room with loft, kennels complete with run and a two-storey workshop. In addition, there is generously sized log store and potting shed that houses the water filtration system.  The outbuildings all benefit from electricity and running water and offer further development potential, subject to statutory consents. Furthermore, there is scope for an additional house plot (planning in principle previously granted but recently lapsed). For those seeking solitude this presents a rare opportunity to purchase a charming rural property with sport and diverse income earning potential.

The land extends to approximately 100 acres and is largely level, easily accessible grazing land with pockets of native woodland. The land stretches for almost two miles along the banks of the River Glass with the midpoint of the river marking the south eastern boundary. The river banks and all riparian rights, including the trout fishing, are included in the sale. The amenity woodland is predominantly birch and alder with a small number of native broadleaves together with small pockets of softwoods. The woodland breaks up the land creating an attractive mosaic that offers a rich habitat for birds and mammals. The land is well fenced and private and currently grazed by the owners small sheep flock which may be available subject to separate negotiation. The paddocks are generally well drained and suitable for horses or cattle.

Description

The property is situated in the heart of Strathglass just 14 miles east of Glen Affric. Set back off the quiet public road the properties enjoy a south easterly aspect and far reaching views.

The original farmhouse lies a short distance away from the semi-detached cottages and provides spacious living accommodation over two floors. With its own private drive this can be distinctly separated from the other properties if required. The main farmhouse is currently let out as a holiday let during the summer months.

The semi-detached cottages are recently constructed to a high standard and enjoy underfloor heating, double glazing, integrated appliances and all modern conveniences and insulation associated with a new build. The properties also benefit from solar panels that heat the water. Thoughtfully designed the cottages offer superb living accommodation and commanding views of the glen. The larger, three-bedroom property boasts a large kitchen diner perfect for modern family living but equally suited to being a well equipped holiday cottage.

The purpose-built kennel block houses a boot room with w/c and the adjoining room serves as a generous log store.  The rod room and larder are separate to the kennel building and provide

valuable storage for rods, waders, nets and fishing equipment. The loft offers further storage if required.

The steading building is currently being used as a general store and workshop and offers additional storage in the attic, it could also serve as a double garage. Subject to the necessary consents this would lend itself well to a conversion and has been constructed with this in mind.

In addition to the garage there is large potting shed situated between the orchard and the kitchen garden.

Sporting

The River Glass offers fantastic fishing with a good stock of wild trout and salmon. The trout fishing rights are included in the sale and have been thoroughly enjoyed by the current owners.  The River is easily accessible and just a short stroll from the main house. The Glass is celebrated for its pretty banks, fast and slow waters and good number of named pools. The river is best fished from June with weights often exceeding 3lbs.

In addition to the fishing, the property offers highly enjoyable rough shooting and duck flighting opportunities. Ducks are regularly flighted on the river and there are two flight ponds both with hides. Historically, the owners released 100 ducks a season from the pen alongside the duck rearing pond which is located behind the lochan. This pen is still functional and additional flight ponds could be created. In previous years the owners have released a small number of pheasants to augment the existing stock. There is a small resident population of roe deer and red deer also regularly visit the property.
