Agrincontri is situated 45 minutes from Perugia airport and 1 hour and 50 minutes from Rome airport. This 366 acre sporting estate of Agrincontri is located in the heart of Umbria, 20 minutes from the lovely town of Todi.

Todi was nominated as the most sustainable place to live in a survey conducted by Kentucky University in the 1990s. Without doubt, it can be stated that the area is both unspoilt yet brimming with history, art, great dining and good weather.

Description

‘Il Torrone’, the owner’s private house

The original tower at the centre of the property was originally built as a look-out post in 13th century, later being much enlarged over the centuries, with major works in the 1700’s. The current owner purchased the property 28 years ago in 1987 and then underwent a restoration project of his own, as far as possible, painstakingly keeping to the original style and detail of the building, down to turn of the century light switches. The property is in good condition throughout with up to date wiring, plumbing and the stonework is in a good state of repair. There is a small circular swimming pool on a lower garden terrace, which now requires some attention. The immediate grounds around the house offer lovely open views over the estate and beyond. To the south, views over the lake and open ground where deer are regularly seen. To the west, the views are over wooded areas and open ground to the hills in the distance.

Santa Maria
Santa Maria, located within a 17th century stone farm building, is a successfully run bistro/restaurant, catering both to the local market and to the needs of visiting guns and their families. It is situated in wonderful elevated position, has thirteen bedrooms which are currently run as a B&B business and two restaurant areas. This building also has planning permission for seven self- catered apartments, in place of its current 13 en-suite double bedrooms, which could be let for weekly holiday rentals or indeed sold as wonderful holiday homes. There is large outdoor swimming pool, which needs improving together with lovely terraces and grounds all of which enjoy the far reaching views beyond.

Sporting

The stalking
Agrincontri offers woodland stalking for red, fallow and roe deer, boar and mouflon (wild sheep). The animals live and breed in the wild within the estate boundaries, which is fenced. The estate holds around 250 head of game which are stalked or shot from several strategically positioned hides. As mentioned, the indigenous woodland offers natural cover for the game to live and breed in a natural environment. Only in the occasional hard winter is extra feed put out for the animals. The estate is fed by natural spring water which feeds several small ponds dotted about the land and there is a main lake in front of the private owner’s house.

Agrincontri is one of Italy’s prime shooting estates for deer and boar and it has been developed for this very purpose for over twenty five years, with commitment, respect and resource. Its natural beauty and varied landscapes and cover lend themselves perfectly to this purpose and have been enhanced over time into what it is today.

Hunting and Tourism potential
